An inspection contingency in this market? Well, it's starting to happen again.

Now that we see the market normalizing, what we're seeing is that more and more, people are able to put in an inspection contingency to their offer to purchase. So what is an inspection contingency?

Well, it makes the purchase of the home contingent upon an inspection by a qualified licensed professional who comes in to take a look at not only the mechanicals of the home: the electrical systems, the plumbing systems, the structure of the property, the roof - you name it. They're taking a look at it; it takes almost two to four hours to complete an inspection depending upon the size of the home.

Once that inspection is complete, that qualified and licensed professional gives you the report that says, "here are the defects" and tells you what needs to be looked at by a qualified professional so defects can affect the value of the property. They can affect the structure of the property or the safety of living in the property.

If you're buying a home, an inspection contingency is always an important thing to have. But during the pandemic and up until about two months ago, things were so frantic that no one was able to actually put an inspection contingency into their offer.
